Is it in the rear of the car, and do you hear it mostly after you've shut off the engine? And is it more of a thunk than a tick?

No its a ticking noise from the front part of the car and it's coming from this part. I took it to my master mechanic friend but he's not familiar with mini so he doesn't know what it is but the noise is coming from this part of this he's sure

That is the vacuum pump. It is on the end of the exhaust camshaft. The camshaft drives it. It provides vacuum for the brake booster.

I don't recall the one on our N12 making a ticking noise. After my coffee & English muffin I'll go out & check.

I just replaced that exact part on my 2010 R56 for exactly that reason. I was advised by Best Motor Werks to replace it before it failed.

Yup.... I'm going with a vacuum pump, like Crashton said...

Connected to the camshaft.... And the camshaft is connected to a delicate chain. And the delicate chain is connected to the crankshaft.....

Now I got this in my head....

[ame=http://youtu.be/cLi55MV04a8]Sing-Along Kids: Dry Bones (Dem Bones) w. Lyrics - YouTube[/ame]

When the vacuum pump seizes up.... The weakest link breaks..... AKA delicate chain....

    OK back from coffee.

The one on our clubman with an N12 engine makes no noise at all. Best think about doing a replacement. If it locks up you will trash your engine. This is true no BS. Yike$!

 Actually it is. When it locks the engine goes boom. Or maybe it's more crash bang as the pistons & valves kill each other.

The part isn't cheap. As I recall $450-500 from most places. But if you hunt for it you can find a deal like I managed too.

"Simple" and "Cheap" are two words NEVER seen with ANY MINI repair.
